The #1 source of
foundation problems is water. Water causes basements
and crawlspaces to leak, foundation walls to bow and
deteriorate, and houses to settle. Improper drainage
and maintenance is the leading cause to very costly repairs
in the future. By keeping your gutters clean, your
downspouts extended, and the grade or landscaping built up
to move water away from the foundation, you will eliminate
the #1 cause of basement and crawlspace problems. Once
water creates its path, it will become more and more
difficult to control as time goes by.
Water problems can
only come from two sources – surface water or ground water.
To determine the solution for your problem, you must first
figure out what type of water gives you the problem.
Keep in mind that it is possible to have both!
Surface water is
caused by improper drainage and maintenance. If you
have water coming into the crawlspace or basement in certain
areas or through the walls, you have a surface issue.
Surface issues are repaired by installing French drains,
extending downspouts, cleaning gutters, correcting grade
and, in severe cases where it has been neglected for some
time, installing sump pumps.
Ground
water is the water table and its ability to rise and fall
much like a surface of an underground lake. Slow
saturating rains are absorbed into the ground and eventually
work their way into the water table pool. The table
level raises causing basement floors to leak through cracks
in the floor and along the majority of the perimeter where
the floor meets the wall. The rise in the water table
creates a force called hydrostatic pressure. This type
of problem can ONLY be solved by installing a pressure
relief system beneath the floor and next to the footing.
As this water level rises, it is obvious that a system
placed deeper in the soil will remove water sooner than one
placed higher or even on top of the footing.
At J.R.E., our mission
is to identify the true cause and solve the true problem!
